  • What floor plans are available?

    We offer a wide variety of floor plans, including studios and alcoves (571–672 sq. ft.), one-bedroom apartments (781–876 sq. ft.), and two-bedroom apartments (968–1,553 sq. ft.). Select homes feature walk-out patios, spacious balconies, or Juliet balconies.

  • What is included in the rent?

    Rent includes access to all community amenities, including the coffee machine, Bevi water machine, fitness center, sauna, pet wash station, bike station, Eddy Room, Vinyl Room, community lounges, and more.

  • What lease terms are available?

    We offer lease terms ranging from 6 to 15 months. Our advertised pricing is based on a 12-month lease term. Please contact our leasing team for pricing and availability on alternative lease terms.

  • Are there any move-in specials?

    Current move-in specials include: 

    • 3 months of free off-street parking (subject to availability) 
    • 3 months of complimentary membership to the Bouldering Project

  • Is renter's insurance required?

    Yes. Residents are required to maintain renter's insurance with a minimum of $200,000 in personal liability coverage. Esox House must be listed as an interested party on the policy. 

  • What are the application requirements?

    Applicants must meet established rental criteria, which may include income verification, credit screening, rental history verification, and background checks. Complete qualification criteria are available upon request.

  • What fees are due at move-in?

    Move-in costs may include: 

    • Security deposit 
    • First month's rent 
    • Non-refundable pet fee (if applicable) 
    • Monthly pet rent (if applicable) 
    • Pest control fee 

    Please contact the leasing office for a detailed breakdown of move-in costs for your selected apartment home.

  • What is the pet policy?

    We proudly welcome pets of all breeds and sizes. 

    • Maximum of 3 pets per apartment 
    • $300 non-refundable pet fee per pet 
    • Dog rent: $50 per month 
    • Cat rent: $35 per month 
    • Maximum monthly pet rent: $75
  • Can apartments be customized?

    Reasonable customization requests may be approved by management. Installation may need to be completed by our maintenance team. Residents are responsible for any costs associated with restoring the apartment to its original condition upon move-out.

    Yes. Every apartment home includes a full-size washer and dryer.

  • What parking options are available?

    Current parking options include: 

    • All Inc. Parking Lot: $50/month 
    • 102 Water Street Parking Lot: $115/month 
    • Flex Indoor Parking: $85/month 
    • Reserved Indoor Parking: $175/month 
    • EV Parking: $225/month 

    Parking options are subject to availability. Street parking is also available nearby.

  • What is located near the community?

    Esox House is conveniently located near many popular destinations, including:

  • Is public transportation nearby?

    Yes. Several Metro Transit bus stops are located within a few blocks of the community along Wabasha Street and nearby routes.

  • How do I submit a maintenance request?

    Residents may submit maintenance requests through: 

    • The Resident Portal website 
    • The Resident Portal mobile app 
    • By calling the leasing office 
    • By visiting the leasing office in person 
  • What security features are available?

    Our community features:

    • Controlled-access parking areas

  • How can I contact management?

    Our management team is available Monday through Friday from 9:00 AM to 5:00 PM.

  • What payment methods are accepted?

    Rent payments can be made through the Resident Portal using: 

    • Bank account (ACH) 
    • Credit card 
    • Debit card 

    We also accept WIPS payments at participating Walgreens and CVS locations using cash, credit card, or debit card. 

  • Is there a grace period for rent payments?

    Rent is due on the 1st of each month. Late fees are assessed beginning on the 6th of the month.

  • How do I schedule a tour?

    Tours can be scheduled online through Tour24 or by contacting our leasing team.
